Need Help? Here's How to Request Maintenance for Your Apartment

There’s nothing worse than experiencing something wrong in your apartment, like a drippy faucet, malfunctioning appliance, or even something like a light bulb that’s gone out that you can’t reach! Our SAMI maintenance team is here to help when things go wrong. We offer a few ways to contact us for help around your apartment:

An Initial Move In Inspection

When you first move in, our staff will schedule a move-in inspection with you. This is simply to make sure that everything is in working order at the start of your lease! When it’s time for you to schedule this inspection, our staff will reach out by email or phone to let you know how to get started with the process.

At your scheduled time, one of our maintenance staff will meet you at your apartment and walk through the unit with you. Have any initial concerns or questions ready to make sure nothing is missed!

Requesting Maintenance Throughout Your Lease

After your move in inspection, you will need to submit all further maintenance needs through your Tenant Portal. You can do this by logging into your portal, then selecting “Service Request” from the left-hand menu. If you have open maintenance tickets, they will show the status on this page.

To create a new request, press the blue “New Service Request” button. This will open a window that will prompt you for your address and unit, where the specific problem is, and then a place to include a description of the issue. Please be as detailed as possible so our team is ready to help you right away! If you have photos of what you’re experiencing, they can be attached in this form as well.

Ensure your contact information is all correct, and then submit your request! Our team works hard to get to all tickets in a timely manner.

Requesting Emergency Maintenance

Occasionally, you may run into an issue in your apartment that constitutes an emergency maintenance request, such as:

  • No heat during freezing weather

  • A broken lock on your front door

  • A gas leak

  • Flooding

  • A Fire

If something like this occurs, please call our office at 309.888.4600. Our staff will be able to direct your call immediately. If your emergency occurs after hours, stay on the line until the menu options are listed and select emergency maintenance from there. Please Note: if the request does not constitute an emergency, our staff will redirect you to submit a request through your Tenant Portal.

We want to make sure your time with us is as pleasant and seamless as possible. Our staff is always happy to help!
