SimpleBills Utility System
After many requests from our tenants and a desire to offer you even more transparency, SAMI is moving to SimpleBills for the handling of all utilities!
So what is SimpleBills?
It's simple! SimpleBills service makes it easy for you to manage and track your utility bills!
- Each month SimpleBills retrieves your utility invoice from the utility providers.
- Each month's billing period, you are sent one bill with one due date for the sum of your utilities.
- You can easily pay online with your preferred payment and we pay the provider directly, on time.
- If you have roommates, SimpleBills divides the bill so that each roommate is only responsible for their portion of the bill.
All of this means you won't have to wait on hold with your utility provider or pay any deposits. You also don’t have to turn on a utility in your name because the property has already turned the utilities on for you.
SIMPLEBILLS VS. PREVIOUS UTILITY ALLOWANCE
What if the actual utility cost for my apartment is less than the allowance I pay?
Under the Utility Allowance system, you would not get a refund of the extra amount you pay as a utility allowance. Under the SimpleBills system, you pay for just your share of the actual utility expense, which could result in you paying less in utilities.
What if the actual utility cost for my apartment is more than the allowance I pay?
Under the current Utility Allowance system, you would have to pay the difference between your allowance and the actual utility cost at the end of your lease. Under the SimpleBills system, you just pay for your share of the actual utility expense each month. Since tenants are charged for any utility overages, you would end up paying the same for utilities.
How do I track the utility costs for my apartment?
Under the current Utility Allowance system, you are asked to check with the office periodically to see how you are doing with your actual utility cost vs the allowance you've paid. Under the SimpleBills system, you will have access to all of your current and historic utility bills and usage on the SimpleBills app or online! You will be able to pull up a PDF of the actual bill to review. You will also be able to see the usage for your apartment vs the average of the other apartments in your building or complex!
GENERAL ACCOUNT QUESTIONS
When and how do I sign up to use SimpleBills?
You will receive an email directly from SimpleBills approximately 30-45 days prior to the start date of your lease. The email will supply you with a link to the registration page on their website. You will also receive a link to download the SimpleBills app. Most people use the app to track and pay their monthly utility bill, but a desktop version is also available!
Will I need to call the utility companies to put the bills in my name?
Nope! The bills will always remain in SAMI's name so you don't need to worry about it.
How does SimpleBills calculate my share of the utility costs?
SimpleBills is integrated with our property management software. They will use the start date of your lease to begin charging you for your daily utility usage. SimpleBills will automatically divide each utility bill based on the number of people living in the apartment based on their lease start dates. You will not be responsible for your roommates' share of the bill.
Are there any other benefits to using SimpleBills?
SimpleBills will send one statement per month, which includes all of your utility costs. The bill will have all of the detail for each utility, and have links to PDF copies of the actual bills. The history will always be on your account, as will an analysis of your usage vs. your neighbors. You will receive notifications when your bill is due. You can also sign up to have SimpleBills report your payments to the credit reporting agencies to help you build a strong credit score. This feature is totally optional.
What is the cost to use SimpleBills?
The cost is $5 per month. This fee will be included on your monthly statement.
Are there any additional fees?
If the monthly utility bill is not paid on time, there is a late fee of 1.5%. However, this is much less than the typical late fee that a utility company would charge.
