Your Guide to Requesting Maintenance for Your Apartment

Living in an apartment can be tough when things start to go wrong. A leaky faucet, a faulty appliance, or a pesky light bulb that’s just out of reach - we’ve all been there. But don’t worry, our SAMI maintenance team has got your back! We offer a few easy ways to get in touch with us whenever you need a little help around your apartment.


An Initial Move In Inspection

When you first move in, our staff will schedule a move in-inspection with you to make sure everything is in tip-top shape at the start of your lease! You'll get an email or call from us to set up a time for one of our maintenance staff to come to you and walk through everything! Any questions or concerns you've come up with in the first few days/weeks, make sure to have 'em ready! Our team wants to get you settled in as quickly as we can.


Requesting Maintenance Throughout Your Lease

After the initial move-in inspection, if you ever need anything else fixed up, you'll want to hop on your Tenant Portal and submit a service request. This is as easy as logging in, selecting "Service Request" from the left hand menu, and then hitting "New Service Request". Fill out the form on the pop up window with your address, unit, and then a description of the issue along with your contact info. Make sure to be as detailed as possible, and if you have any photos, you can attach them there, too. Hit submit, and our team will get right on it!


After submitting your requests, you can also use this section of your portal to keep up with the status of your existing requests! Just log in, select "Service Request" again, and view them right there on the page! While our team is always happy to help when you call, you'll always need to submit your request in the Tenant Portal first. This make sure no one's request gets lost!


Requesting Emergency Maintenance


While we never like to see it, sometimes a maintenance issue is an emergency! We've got you covered then, too. If you're experiencing an emergency such as:

  • No heat during freezing weather
  • A broken lock on your front door
  • A gas leak
  • Flooding
  • Fire

Please make sure to call us right away at 309.888.4600 and our staff will direct your call immediately. If this problem happens after hours, call the same number and stay on the line until a menu of options is listed. Select "Emergency Maintenance" from this menu.


Please Note: We know that a lot of things can feel like an emergency when you're frustrated, but if it does not constitute as a true emergency when you call, our staff will have you go back and submit a request through your Tenant Portal as normal. We want to make sure everyone gets helped in a timely manner, and this helps!
