How do I make my rent payments?

SAMI now collects all payments online through the Tenant Portal! Simply log in to your account, select "My Payment" from the left hand menu, then choose from the following options:

  • Make a One-Time Payment
  • Schedule a Recurring Payment
  • View Scheduled Payments

How do I avoid fees when paying my rent and utlities?

Great question! While we try to make payments as simple as possible, certain payment options can require additional fees for processing, such as:

  • Credit Card Processing Fee: $27.90 each month paid with a credit card
  • Payments via cash have a $3.75 convenience fee each time
  • One-time payments through a bank account have a $5 convenience fee each payment

 

To avoid these fees altogether, we highly recommend setting up Recurring Payments with a checking account! The process is simple -- after logging into your Tenant Portal and selecting "My Payments" from the left hand menu, click on the "Schedule Recurring Payments" option.

 

From there, you'll link your checking account, set a start and end date, and you're set! With this option, you can sit back and relax, knowing you don't have to worry about missing a payment ever again!

What do I do if I need something fixed in my apartment?

While we hope your time with us goes as smoothly as possible, we know things happen! If you're experiencing an issue in your apartment such as a leaky faucet, faulty appliance, or light bulb that's just out of reach, our maintenance team has your back!

 

For most maintenance concerns, you'll need to request help through your Tenant Portal. Once you've logged in, select "Service Request" from the left hand menu, then select "New Service Request". Fill out the form with your address, unit, and a description of the issue as well as your contact info. Be as detailed as possible, and add photos if you can! Once you submit, the request will go straight to our team, so they can get right on getting you squared away!

 

If you're experiencing a maintenance emergency, please call our office to speak to someone. Emergency maintenance requests can include:

  • No heat during freezing weather
  • A broken lock on your front door
  • A gas leak
  • Flooding

If one of these maintenance emergencies occurs after hours, please call 309.888.4600 and then follow the prompts to be directed to our after hours maintenance hotline.

What do I do if I have an emergency in my apartment?

In the case of a serious emergency such as fire, a break in, or serious injury, please call 911.

 

If your emergency requires help from our maintenance team, please call 309.888.4600 to speak to a member of our maintenance staff. Emergency maintenance requests can include:

  • No heat during freezing weather
  • A broken lock on your front door
  • A gas leak
  • Flooding
  • Fire (after you've contacted the fire department)

I want to bring my own furniture. Do you store the furniture that comes with the apartment?

We do not do any storing of furniture from apartments.

 

If you choose to repalce and store an item that your apartment was furnished with, it will need to be returned to the apartment in the same condition prior to your move out to avoid any fees.

What if I need to move out of my apartment before the end of my lease?

While SAMI leases do not offer any breakage clauses, we do allow tenants to sublease an apartment if they need to move out ahead of time. However, subleasing an apartment is the sole responsibility of the tenant wishing to move.

Subleasing policies and fees include:

  • If looking at a 2, 3, or 4BR apartment, you must be a student and of the same gender as the original tenant
  • If looking at a 1BR, you can be any gender, and/or a non-student. Non students will be charged a $75 application fee.
  • Once you've spoken to the original tenant and discussed the agreement, a SAMI agent can send you the sublease application link.
  • Once subleasee is approved, the agreement will be first sent to the original tenant to sign and pay the $300 sublease fee.
  • Upon signing and payment, the agreement will then be sent to the subleasee to sign and pay their move in/admin fee ($275 for a 1BR apartment; $175 for a 2, 3, or 4BR apartment).
